BS5837 Tree Surveys Glasgow | CNJ Tree Services
If you’re planning an extension, a new build or any garden development in Glasgow, the council will usually want to see a BS5837 tree survey before it decides on the application, showing which trees on and around the site are worth keeping and how they would be protected during construction. CNJ Tree Services carries out these surveys for homeowners and small developments across Glasgow and the surrounding area, from the first site visit through to a report your planning officer can actually act on.
A survey that’s rushed or thin on detail is one of the more common reasons a planning application gets a validation query back weeks after submission, asking for more tree information before the case can even be assessed properly. That delay is avoidable: a report that measures every relevant tree, grades it correctly against BS5837 and cross-references any Tree Preservation Order or Conservation Area status up front tends to go through without that back-and-forth. It also helps to know early on whether a tree causing concern actually sits inside your boundary or on a neighbour’s land with branches overhanging into yours, since that changes what can and can’t be surveyed or worked on without separate permission.
The survey itself is kept separate from any tree work a report ends up recommending. Pruning, felling or stump removal is quoted and booked afterwards through our tree services, so you’re only ever paying for the survey and report at this stage, not work you haven’t asked for.

Tree Risk Assessment and Safety Surveys for Your Property
Property owners have legal responsibilities for tree safety. Professional risk assessments protect your family, neighbours, and property while demonstrating due diligence to insurance companies and councils.
Legal Responsibilities for Homeowners
Duty of Care Obligations: Property owners liable for tree-related injuries and damage. Regular professional assessments demonstrate reasonable care and reduce liability risks.
Insurance Requirements: Many home insurance policies require professional tree assessments for high-risk trees or following storm damage. Claims may be rejected without proper documentation.
Council Enforcement Powers: Glasgow City Council can serve enforcement notices requiring dangerous tree removal or safety work. Non-compliance leads to prosecution and unlimited fines.
Comprehensive Risk Assessment Process
Visual Tree Assessment (VTA): Professional inspection techniques identifying structural defects, disease symptoms, and failure potential. Early detection prevents accidents and expensive emergency removal.

Frequently Asked Questions
How much does a tree survey cost in Glasgow?
Tree survey costs range from £295 for basic assessments to £1,495 for complex site surveys. Planning permission surveys (BS5837) typically cost £495-£895 depending on property size and tree numbers. Emergency surveys carry £150 premium for same-day service. Costs depend on site complexity, tree numbers, and documentation requirements. We provide fixed-price quotes with no hidden fees, including site visit, professional assessment, written reports, and follow-up consultation.
What’s included in a BS5837 tree survey for planning permission?
BS5837 surveys include complete site assessment, tree species identification, precise measurements, and quality grading using British Standards. You receive detailed written reports, scaled constraint plans showing root protection areas, arboricultural impact assessments, and method statements for tree protection during construction. Our surveys meet Glasgow City Council validation requirements, preventing application rejection and project delays. Professional CAD drawings integrate with architectural plans supporting successful planning applications.
How long does a residential tree survey take to complete?
Site surveys typically take 2-4 hours depending on property size and tree numbers. Report preparation requires 3-5 working days for standard surveys, with express services available within 24-48 hours for urgent deadlines. BS5837 planning surveys need additional documentation time but are prioritised for planning application deadlines. Emergency dangerous tree assessments are completed within 2 hours with immediate verbal reports and formal documentation following within 24 hours.
Do I need a tree survey for home extensions or garden buildings?
Yes, Glasgow City Council requires tree surveys when extensions or garden buildings are within 15 metres of existing trees. This includes conservatories, single-storey extensions, garages, sheds, and garden offices. Surveys identify development constraints and demonstrate environmental compliance preventing planning permission rejection. Even permitted development may require surveys if protected trees are affected. Professional assessment saves money by identifying issues before construction begins.
Can a tree survey help with insurance claims?
Tree surveys provide essential documentation for storm damage, subsidence, and property damage claims. Professional reports include detailed condition assessments, photographic evidence, and expert opinions supporting claim validity. Surveys demonstrate property owner due diligence and reasonable care, strengthening claim positions. Post-storm assessments identify secondary risks preventing further damage. Insurance companies often require professional tree documentation before processing significant claims.
What happens if my tree survey finds dangerous trees?
Dangerous trees require immediate professional attention to prevent accidents and liability issues. We provide emergency removal services within 2 hours of identification, with full insurance documentation supporting emergency work costs. Dangerous trees may be subject to council enforcement requiring rapid action. Professional removal eliminates liability risks while protecting property and lives. Emergency work costs are often covered by home insurance when proper documentation supports claims.

What Our Clients Have Said About Us
Jackie Breen
From the first time getting in touch with Callum, the service was fantastic, he came out gave us a great quote and was able to do the job very quickly. The boys that came to carry out the work were professional, friendly and worked non stop to get the job done, they were so careful with machinery on the property as well and left the garden and paths spotless before they left. I would highly recommend them.
Alan
Callum and his team arrived on the agreed day & time, carried out the tree felling with impeccable professionalism and cleared up after. The work was done at the quoted price and they were very pleasant guys with no bad language. I highly recommend CNJ and I will certainly be using Callum and his 5 star tree fellas again.
Robin Campbell
Callum and his team felled four 40-foot+ trees in our garden, facing particular challenges (2 trees hanging over our LPG tank, one menacing a precious rhododendron). They worked incredibly hard, were great to deal with and we would thoroughly recommend them.

What’s Included in Your Tree Survey Report, and What Isn’t
- A site visit where every tree over 75mm trunk diameter is located, numbered and mapped on your plot
- Species identification alongside a visual health and structural condition assessment of each tree
- BS5837 category grading (A, B, C or U) so you know at a glance which trees are worth retaining and which aren’t
- A written report covering measurements, condition notes and management recommendations for each tree
- For planning applications: a scaled constraint plan showing root protection areas and crown spreads, an arboricultural impact assessment, and a tree protection method statement for the council
- Photographs of each tree included as an appendix to the report, useful for referencing back to once construction starts
- On-site tagging or paint-marking of numbered trees so contractors can identify the same tree later without re-checking the report
- A follow-up consultation to talk through the findings before you submit anything to Glasgow City Council or a neighbouring authority
Not Included / Costed Separately
- Carrying out any recommended tree work: pruning, felling or stump removal is booked and quoted separately from the survey itself, see our other tree services for that side of the job
- Same-day or emergency turnaround: available for dangerous trees or a tight planning deadline, but it adds a premium on top of the standard survey fee rather than being included as standard
- Very large sites: properties with 20+ trees or several buildings move into the Complex Site Survey price band rather than the standard domestic rate, because there’s simply more ground and documentation to cover
- Difficult access: steep slopes, dense undergrowth or restricted access can add time, and cost, beyond the initial estimate; this is usually only clear once we’re on site, which is why the final price is confirmed after the visit rather than over the phone
- Trees on neighbouring land: overhanging branches or roots from next door can be recorded from your side of the boundary, but measuring or inspecting that tree closely needs the neighbour’s permission to access their property
From Booking to Report: How a Survey Runs
- Booking and scoping: You tell us the site size, roughly how many trees are involved, and whether it’s for a planning application or general peace of mind, so we can quote the right survey tier over the phone or by email before a visit is booked.
- Site visit and tree tagging: Every tree over 75mm trunk diameter is located, numbered and measured at 1.5m per BS5837 convention, with species and a visual health and structural check recorded against each one regardless of the time of year.
- Category grading: Each tree is graded A, B, C or U under BS5837 based on its condition, form and safe useful life expectancy, which is what decides whether it’s realistically worth designing around.
- Report and constraint plan: Findings are written up, and for planning jobs a scaled constraint plan, arboricultural impact assessment and tree protection method statement are produced in a format suited to the council’s planning portal.
- Follow-up consultation: We talk through the grading and findings with you before anything goes to Glasgow City Council or a neighbouring authority, so there are no surprises once it’s submitted.
- Booking any recommended work: If the survey flags pruning, felling or stump removal as necessary, that’s quoted and scheduled separately as its own job through our wider tree services, usually with the same crew that carried out the survey.
Tree Survey Pricing Guide for Glasgow
Prices for a domestic tree survey in Glasgow typically start around £150 for a basic condition check on a handful of trees and rise to £495-£895 for a full BS5837 planning survey, depending on tree numbers and how much documentation the application needs. Larger properties with 20 or more trees, several buildings, or genuinely difficult access move into a Complex Site Survey band of roughly £795-£1,495, and anything needed on an emergency or same-day basis adds a £150 premium to whichever tier applies. Two sites with the same tree count can still land in different bands: a garden with five trees outside any Conservation Area is more straightforward to document than five trees where two carry a Tree Preservation Order, since a protected tree’s status has to be checked against the council’s own tree register and referenced individually rather than covered by a general note. Sites inside a Conservation Area also tend to need more written justification in the arboricultural impact assessment, since the starting position there favours retention unless there’s a clear reason a tree can’t be kept. These figures are a starting guide rather than a fixed quote: the confirmed price is set after a site visit, once access, tree numbers and ground conditions have actually been seen, not over the phone.
Which Survey Do You Actually Need?
| Survey type | Best suited to | Typical price guide | Turnaround |
|---|---|---|---|
| Basic Tree Survey | General condition checks on 1-10 trees, insurance documentation or peace of mind | £150-£495 | 3-5 working days |
| BS5837 Planning Survey | Extensions, new builds or garden developments that need planning permission | £495-£895 | 5-10 working days |
| Complex Site Survey | Larger properties, multiple buildings, or sites with 20+ trees | £795-£1,495 | Confirmed on site visit |
| Emergency Survey | Storm-damaged or visibly dangerous trees, or an urgent planning deadline | Relevant tier plus £150 premium | Same day where possible |
Why the Person Signing Your Report Matters
A BS5837 report only carries weight with a planning officer if the person who signs it is qualified to grade what they saw. At CNJ that’s always Callum Jackson, who qualified as an NPTC Professional Tree Inspector in 2023 specifically to carry out this kind of category grading and risk assessment, rather than treating it as an add-on to a climbing or felling ticket. Signing a report means Callum is putting his name behind every A, B, C or U grading in it, and that counts for most on the awkward calls: a tree that could plausibly be marked B or C, where a planning decision can turn on which side of that line the report lands. If a council tree officer comes back with a query on a grading once the application’s live, it’s the same person who inspected the tree answering it, not a report being defended secondhand by someone who never walked the site. Every report Callum signs, and any tree work that follows from it, sits behind CNJ’s £5 million public liability cover and is carried out to BS3998 and BS5837, which in practice means a homeowner isn’t left to go and find a second contractor if a graded tree turns out to need more attention than the report anticipated once work actually starts. Two generations of his family worked Scottish forestry ahead of him, and Callum himself has spent around 18 years on a chainsaw, with a stretch in healthcare in between before he came back to trees for good and founded CNJ in 2019; that background doesn’t appear as a line item anywhere in a report, but it’s what tells him when a borderline grading is genuinely marginal rather than an easy call either way. Ron Bowes-Taylor, CNJ’s team lead, climber and machine operator, brings a further 15-plus years to any work a survey recommends, going back to his own NVQ Level 2 Forestry and Arboriculture apprenticeship at 17, so a report’s findings aren’t resting on one person’s judgement alone once follow-on work is actually booked and climbed.
Where We Carry Out Tree Surveys Around Glasgow
CNJ Tree Services is based at Newton Place in Glasgow’s Sandyford/Charing Cross area, and most survey site visits stay within a 10-mile radius of that office. Inner neighbourhoods such as Hyndland, Dowanhill, Kelvinside, Hillhead, Partick, Shawlands, Langside, Maryhill and Dennistoun account for a fair share of that work simply by being close to the base. Further out, the pattern splits by direction rather than by one long list: west towards Clydebank, Renfrew, Paisley and Bishopton is one regular run, north through Bearsden, Milngavie, Kirkintilloch, Bishopbriggs and out to Torrance is another. The southern half of the radius covers more ground, stretching from Pollokshields, Giffnock, Newton Mearns, Clarkston, Barrhead, Waterfoot, Busby and Carmunnock down to Cambuslang, Rutherglen, Uddingston, Blantyre and the northern edge of East Kilbride to the southeast. Arterial routes like the M8 through Charing Cross, the A82 Great Western Road and the M77 Southside corridor keep most of that ground within an easy same-morning reach of the office, which matters more for a survey than it might sound: a tight planning deadline or a query from a council officer is easier to answer with a quick return visit than with a full day set aside to get there and back.
What that coverage means for a survey changes street by street more than a distance radius suggests. In a Conservation Area like Pollokshields or the West End, a tree doesn’t need its own Tree Preservation Order to need protecting: simply standing inside the designated area is often enough to trigger a formal consent requirement for anything beyond light pruning, so the report has to state which designation applies to each tree and name the relevant Glasgow City Council area rather than leaving it implied. East Dunbartonshire and East Renfrewshire run their own tree registers and validation checklists for planning applications around Bearsden, Giffnock and similar areas, and a report written to satisfy one doesn’t always transfer cleanly to the other’s format, so working out which authority’s checklist actually applies is one of the first calls made on a job, well ahead of any report being written.
The root protection area on a constraint plan is arithmetic before it’s judgement: BS5837 derives it as a set multiple of stem diameter, on the assumption that the ground underneath drains reasonably freely. That assumption doesn’t hold everywhere in Glasgow. Streets like Pollokshields and Dowanhill were built on clay that shrinks hard in a dry spell and swells back once the rain returns, and a lot of the semi-detached Victorian stock there sits on shallow rubble foundations rather than anything poured to a modern strip-footing standard, so a moving clay bed close to a shallow foundation is a genuinely different proposition from the same clay sitting under a newer house on deeper footings. Because of that, the textbook root protection area gets tested against what the soil is actually doing on that particular street rather than being taken as read. Getting the figure wrong costs something either way: too small and a structural engineer objects once the application’s live, too generous and a garden gives up space that was never actually at risk.
Elevation pulls the category grading conversation in the other direction. Gardens on the higher ground toward Bearsden, Milngavie and the Kilpatrick Hills take more of the prevailing wind than anything tucked into a sheltered West End back garden, and that exposure feeds directly into the safe useful life expectancy judgement behind a BS5837 grading rather than sitting as a footnote: a stem or root plate carrying a defect that would earn a comfortable Category B on a low, sheltered plot can get marked down, or given a shorter re-inspection interval, once wind loading on an exposed site is factored in. None of that shows up from checking a postcode at a desk, which is why a tree’s actual exposure gets recorded on site rather than assumed from its general area. That same ground-level familiarity with local soil and wind conditions carries over into the woodland regeneration projects and Modern Apprenticeships CNJ backs across Central Scotland, which keeps the read on local terrain current between one survey season and the next rather than fixed at whatever it was when the company started out. Larger commercial site clearance and tree management work is carried out across Scotland, but the domestic survey radius above is what applies to most homeowner and small-development enquiries.
Get Your Glasgow Tree Survey Booked
Planning applications with trees on site tend to stall at validation stage without a proper BS5837 report already in hand, so it’s worth booking the survey before drawings are finalised rather than after a first submission is rejected.
