Arborist Service Glasgow

CNJ Tree Services carries out tree surveys and risk assessments for homeowners, developers and property managers across Glasgow, from a straightforward condition check ahead of a house sale through to a full BS5837 planning survey for a development site. Reports are prepared by Callum Jackson, our NPTC Professional Tree Inspector, to British Standard BS5837 for planning work and BS3998 for general tree work, so what you receive holds up to scrutiny from a council tree officer, a structural engineer or an insurer.

Where the concern is safety rather than planning – a leaning tree, storm damage, or something an insurer has flagged – a tree risk assessment using TRAQ methodology gives a clear, prioritised list of what actually needs doing, rather than a blanket recommendation to remove the tree.

What’s Covered in a Tree Survey or Assessment

  • On-site inspection of each tree: species identification, measurements (stem diameter, height, canopy spread), and a visual health and structural check
  • BS5837 tree constraints plan and category grading (A, B, C or U) for planning submissions
  • TRAQ-based risk rating for safety-focused assessments, with a prioritised action list
  • Photographic record of each tree and any defects found
  • Written report with clear recommendations – retain, monitor, prune or remove
  • Liaison with your architect, planning consultant, council tree officer or insurer where the survey is feeding into their process

Not Included / Costed Separately

  • Below-ground investigation such as resistograph testing or increment boring, offered as an add-on where internal decay is suspected
  • Crane-access surveys for trees that can’t be assessed safely from the ground, quoted separately
  • Expert witness testimony or court attendance
  • Ongoing monitoring visits beyond the initial report
  • The council’s own TPO or planning application fee, which is separate from our survey fee
  • Any tree work the survey identifies (felling, pruning, removal) – quoted and scheduled separately once you have the report

How a Survey Runs, From Enquiry to Report

  1. Initial call: You tell us what’s driving the request – a planning application, an insurance query, storm damage, a neighbour dispute – and roughly how many trees are involved, so we can quote accurately.
  2. Desk-based check: Before anyone visits, we check whether the trees sit in a Conservation Area or under a Tree Preservation Order with the relevant council, which shapes what the report needs to cover.
  3. Site visit: Callum Jackson or another NPTC-qualified team member measures and inspects each tree, photographs defects, and notes root protection areas and any construction proposals nearby.
  4. Report and plan: Findings are written up to BS5837 or TRAQ format as appropriate, with a tree constraints plan for planning surveys or a prioritised risk list for safety assessments.
  5. Delivery and follow-up: The report goes to you, or direct to your planning consultant or insurer if you’d rather, and we’re on hand to answer any queries a council tree officer or loss adjuster comes back with.

What a Survey or Assessment Costs

A domestic condition survey on a single garden tree, ahead of a house sale or general peace of mind, sits at the lower end of the price range. A full BS5837 planning survey costs more, since it involves measuring and categorising every tree on or near the site, producing a tree constraints plan, and often a method statement for construction working near retained trees – the price scales with the number of trees and the complexity of the planning application. A TRAQ-based risk assessment for a single problem tree (a lean, storm damage, an insurer’s query) is typically priced closer to the domestic survey than the full planning survey. None of these figures can be pinned down without knowing the number of trees, site access and the reason for the report, so every enquiry gets a proper quote after a short call, and a firm price is only confirmed once we’ve seen the site.

Which Assessment You Actually Need

Assessment Typical trigger Standard/method used What you get
Domestic Tree Survey House sale, general peace of mind, ongoing garden management Visual assessment, BS3998 good practice Condition report with photos and management recommendations
BS5837 Planning Survey Planning application, extension or new build near trees BS5837:2012 Tree constraints plan, category grading (A/B/C/U), method statement
Tree Risk Assessment Leaning tree, storm damage, insurer or council flag on safety grounds TRAQ methodology Quantified risk rating and prioritised safety recommendations
Tree Insurance Survey Insurer or mortgage lender requests evidence before cover or completion Risk assessment tailored to insurer requirements Report formatted for insurance company or loss adjuster review

A Report Signed Off By An NPTC-Qualified Tree Inspector

Every BS5837 and risk assessment report carries the NPTC Professional Tree Inspector (PTI) qualification that Callum Jackson gained in 2023, the recognised standard for planning-grade tree surveys and risk assessments. That’s what lets him sign off a tree constraints plan and category grading (A, B, C or U) that a council tree officer, structural engineer or insurer will accept without querying the assessor’s competence – a general tree surgeon’s opinion doesn’t carry the same weight in a planning submission or an insurance claim. Callum has worked with a chainsaw professionally for around 18 years, having grown up in a multi-generational Scottish forestry family, so the judgement calls in a report – whether a lean is structural or cosmetic, whether decay has compromised load-bearing roots – are informed by having actually felled and dismantled trees in those conditions, not just inspected them from the ground. Every survey is also covered by £5 million public liability insurance, and all recommendations follow BS3998 for tree work and BS5837 for planning, so the standard applied stays the same whether the trigger is a house sale or a full planning application.

Surveys Across Glasgow, From Tenement Back Courts to New-Build Sites

Most survey and assessment work is carried out within a 10-mile radius of our Newton Place base in Sandyford, close to Charing Cross and the West End, reaching out to Bearsden, Milngavie and Bishopbriggs to the north and Clarkston, Giffnock and Newton Mearns to the south. A good share of that work involves mature Victorian-era trees in Conservation Areas, including Pollokshields and the West End, where a Tree Preservation Order or a Conservation Area planning application is often already in place, and the report has to satisfy Glasgow City Council, or East Dunbartonshire or East Renfrewshire Council for sites just outside the city boundary. Typical sites range from sloping back gardens on the clay-heavy soils of the Clyde basin, where root plates are shallower than they look, to tenement back courts with limited access for equipment, through to new-build plots where a BS5837 root protection area has to be worked out around existing trees before a single spade goes in the ground. For developers and estate managers working further afield, BS5837 and consultancy work is also carried out across Scotland on a project basis.
